Fees - Here is a Breakdown

Full time, full service Realtor® with innovative and strategic marketing for less.

 

My listing fee is 1% of the sale price.  Easy.  If your home sells for $450,000 - my fee is $4,500 how simple is that? 

 

I prefer to offer 3.5% on the 1st $100,000 plus 1.5% on the remaining balance of sale price to the buyer's Realtor®. 90%+ homes on the market offer this to buyer agents.

 

How does the buyer agent fee break down? Home sale: $450,000.  3.5% on first $100,000 = $3,500 plus 1.5% on the balance of sale price ($350,000x1.5%) = $5,250.  Total = $8,750.

 

Add my listing fee ($4,500) plus buyer agent fee ($8,750) and you get $13,250(plus GST $662.50) and your all in fee is $13,912,50.

 

Make sense? You just saved $4,250! For homes of higher value, I cap my listing fee at $10,000 so your savings potentially can be $10's of thousands depending on the sale price.

 

Remember I said full time, full service right? Just because I have saved you money does not mean I am skimping on my service.

We go through all the contracts you will expect to see and sign so when it comes time to sign, you can do so with certainty.


I Need to Buy and Sell. How Does The Timing Work?Timing it right when selling and buying

A very good question. Timing a home sale and purchase is very important and I will ensure both possession dates coincide with each other. 

 

Do you sell first or buy first? There are some determining factors here like market conditions, saleability of your home etc. This is something that involves some discussion.


We Have Received an Offer - Now What?

Once we receive an offer to purchase we will discuss in detail the price, terms and conditions. I negotiate on your behalf to a sale price you are excited about and we now have a "conditional sale".

 

At this point, I will be ensure the buyers act on their due diligence to remove their conditions making your home sale firm - now it's time to celebrate - your home is sold. Now my conveyancing team sends documentation to your lawyer completing the property ownership transfer.


Full Disclosure

During the entire process you will have access to all the information I have pertaining to the sale of your home. Any offers, regardless of their nature will be presented to you. Open communication is extremely important, you as my home seller will know you can reach out to me at any time to discuss our contract, relationship or sales process and have prompt and professional contact with me.

Do not be fooled by this. Guaranteed sales only offer a fraction of what your home is worth - no - I do not offer this because it is not in your best interest. It's just a marketing gimmick.
