You may have had your home sit on the market for 2 or 3 months, maybe even longer.

Unfortunately, you did not see your home sell. Important variables may have been overlooked as to the reason. The most common is over pricing, however not always.

Step back for a moment. See yourself as a potential buyer, read the mls data sheet your previous Realtor created. Start by driving up to your house, objectively noting the location, neighbours and exteriour condition of the home being marketed.

Enter as a buyer. Does the mls data sheet describe the home accurately? My hidden question to you is: Was your home marketed properly? Do you feel your home was marketed exactly how your home shows?

Consider this....You read a property data sheet explaining how a home shows 10/10, has recent updates and offers a great convenient location. An automatic expectation is given by the data sheet, except when you visit, the home's recent updating was completed unprofessionally, has odd color schemes and the location is great, if you like busy streets. "Puffing" up a property using creative words on a data sheet will set up buyers with high expectations. Your home may not have anything wrong with it at all, the choice of words to market your home set buyers up for a false expectation. Ultimately attracting the wrong buyer. If you feel you are in this situation, know you have options.

What Results In Laying Blame? I say this as the first portion of this article ultimately lays blame on your previous Realtor. Yes, you may in fact have issues with him or her, however they may not be the reason your home did not sell. Home buyers are more educated than they ever have been. The internet has changed home shopping forever. Because of this, you need to ensure you set your home up for the marketplace, considering what buyers are willing to pay in your specific community.

When you chose your list price, did you follow your Realtor's recommendations or did you follow your feelings? Very possible your home was over priced. If you followed your Realtor's advise, did he or she provide you with data to back up their suggested price? If you chose to follow your feelings and listed higher than what the Realtor suggested, you need to re-look at your decision. Ask yourself what motivated you to work against your Realtor?

Home Staging is a "buzz" word almost everyone has heard recently. Setting up your home for showing is an integral part of the home selling process.

If you want your home sold for the best price possible and within the shortest time-frame, you need to Stage your home. You may think you have what it takes to do this on your own, think again. You can hire a Staging company to help. A couple hundred dollars my earn you thousands in a higher sales price, and save you time and stress by helping sell your home faster.

Choosing the right professional may get you these services for free - so choose wisely. In the end, playing the blame game between your Realtor and yourself will not sell your home. Observing the many possible reasons your home did not sell, then acting upon them will.

If you have concerns regarding why your home failed to sell, discuss them with your Realtor. Expect open, honest and respectful communication. If you are unable to experience this, then you need to re-consider your relationship.
