Can you Re-Designate for Secondary Suites?
Let’s start with re-designation. The quick answer is yes, you can apply to have your zoning re-designated.
But is this something that will actually come to fruition?
Applying for a re-designation to allow for suites is not just about your home. It involves your neighbours and other streets around you. I am going to use the community of North Glenmore – South of 54th Avenue to Glenmore Trail as an example.
This area is primarily RC-1 - there has been a few homes in the area that have successfully redesignated their lot to RC-1S - giving them the ability to have a secondary suite. The owners had to make the application and the neighbours did have their say.
It is also not just the neighbours, the city itself will look at the situation and will weigh in. The representative I spoke with at the city on this topic said it’s rare they re-designate. Food for thought.
This does not mean you can do with it as you please. What DC means is it simply is zoned DC but the land use is going to be set for what the city wants – can be commercial, low density residential, or high density residential – really anything the city wants.
It is up to you to find out what the land use is designated for. DC is very common in Calgary and all it takes is a quick call to the city to find out what your DC is designated for.
