Selling and Buying Your Calgary Home

Time Your Home Sale and Buy Right

When you need to buy and sell your Calgary home, the timing is very important to avoid being left homeless with possession dates not aligning.

Sell My Home First? Or Buy My Home First?

Solid Question. This will depend on a variety of factors:Calgary realtor review

  • Current Calgary Real Estate Market
  • What Kind of Inventory is Available
  • Saleability of Your Home
  • Financing Options

Current Calgary Real Estate Market

What is currently happening in the Calgary real estate market? Is your home expected to sell quickly or will be expected to take longer than the average?

In a fast paced market, you may want search MLS® listings and find your new home first. You can write a "special clause" offer which will be subject to your current home selling.

In a slower market, you may want to get your current house listing on the Calgary MLS® first and see what kind of activity you have. You can ask for a longer possession date to give you time to find a new home.

Inventory Levels of Homes You're Looking at

Are there plenty of Calgary homes for sale matching your criteria? Or is there limited supply in your Calgary MLS® listings search?

If there are lots of MLS® listings available, you should be able to confidently sell your home first knowing there are plenty of available homes matching your criteria.

But if you have a slightly more challenging MLS® listing criteria and you are concerned with not being able to find the right house, it may be more wise to hold off selling until you find a Calgary home you want to buy. Then writing a special clause offer.

Following a few tips to get the most out of your Calgary Realtor® when selling your home will

be helpful.

Financing Options

Have you spoken to your Mortgage Professional about your financing options when buying and selling your home?

Are you:

  • Bridging the Purchase and Porting the Mortgage?
  • Getting New Financing

Depending on what you do with financing can limit you on your timing for selling and buying a home. Be sure to ask your lender about your best financing options.

Lining Up Possession Dates

Once you have your sale and buy of your new Calgary home sorted, you also want to keep in mind the possession dates for each end.

I recommend you have your possession day of your home purchase at least 2 or 3

days before the possession date of your home sale. Ideally, over days you're not working!

This way you can take possession of your home and have a couple days to move and get your sold home cleaned and ready for the new home buyers.
