I missed the spring market, should I wait until next spring?

A very common question I have asked by clients and friends in August is “I’m thinking of selling, we missed the spring market, should we wait until next spring?”.  My answer is always – Definitely not.


Yes, statistically there are busier times in our market.  The spring is one of them.  With that said, this is just based on sales.  The more listings there are means the more competition you have, works the same with buyers.  The more sales out there, means there are more buyers out in the market to compete with.


Bottom line – the serious buyer is out there at any time of the year.  I’ll never forget getting the call on Christmas Eve – and sold them a house shortly after boxing day.  Typically this is a very slow time of year but this proves if a buyer is serious, they will be looking any time. 


Now that we are at the end of August, lots of families heading back into normal routines of school and work, if entering the housing market is on their mind, they will be thinking more of it over the next couple weeks. 


So, when should you list your home for sale?  Why not right now?  The market is statistically quite busy in September and October so let’s capture some of these buyers.


By acting sooner than later, you will have the upper hand on those homeowners who wait until mid to late September to list their home.  You potentially can list and sell your home to a buyer before your competition even hit the market.
