A booming real estate market as we are experiencing in Calgary brings out the sleazy from the darkened corners of society.
I write this today on the "morning after" of an experience with a colleague of mine. The fact I have to refer to this person as a colleague disgusts me. Clearly we are on two separate playing fields.
Here is the scenario - agent lists a condo for sale on Tuesday morning. I see this listing enter the market so I forward a email to a client of mine who will be interested. Shortly thereafter I book an appointment to view the new listing with my client.
A few minutes after making the request to view, the listing agent calls me to explain they have a large number of showings for this day as well as the following but not to rush as they are not presenting any offers until the following evening. Perfect - I book my showing for the mid-afternoon the following day, well before the official presentation time.
Last night, this agent phones me at 10:30pm and leaves a voice mail cancelling my showing because they have accepted an offer.
Pardon me? What happened to the 8pm presentation time she gave me? What happened to my phone call explaining the change in presentation time so my client has an opportunity to write an offer? She is obligated to do so.
Here is an example of a Realtor not acting in their clients best interest - my client was fully prepared to write a competing offer. The seller very well may have been able to attain a higher selling price if their Realtor did not take it upon herself to cut out all other potential buyers.
Over the past 14 days I have had 3 agents not return phone calls until properties are sold. Extremely frustrating. As a seller, I would be very angry knowing that other buyers had interest and my listing agent did not make my property available to them.
These are just the small things...thankfully my clients have not been subjected to much more than this.
Well...that is just my little rant for the day...I feel much better now :)
