Should You Be Buying or Selling Real Estate in our Current Market?
Very good question - very common question! My answer is Absolutely!!! For those of you who are considering making a purchase, our market offers some incredible deals. We are definitely seeing a buyer’s market out there!
What a change from 2006 when seller’s simply mentioned they were selling and would get multiple offers. I find this very interesting. In a seller’s market, buyers do not hesitate...

Good News for Seller's...(kinda)...depends on what price range you are in!
Whoa - is this a sign of changing times?
Over the past 14 months I have made several comments in my blogs about the infamous list to sell ratios being low. Too low.
The list to sell ratio is a very important figure to watch as it give us an insight to our upcoming markets over the next couple months. A healthy market should be sitting upwards to 60 to 70% historically speaking.

Consumer Confidence All Time Low....huh? Prove them wrong I say...Talk Positive!
Wow - certainly has been an interesting few weeks in our economy! Interesting to say the least.
The media has done a great job in putting the upmost fear into us Canadians with all the economic turmoil stories - this weeks latest catch phrase seems to be "lowest consumer confidence since 1982" or something to that effect.

Is Calgary's Real Estate Market Stabilizing?
Are we seeing signs of our real estate market stabilizing?
This is a very difficult answer to provide with accuracy. I do see signs of our market stabilizing - I also see signs of this trend continuing.

Are Calgary Home Prices Over-Valued? You tell me...
Once Merrel Lynch announced that Western Canada's home prices were over valued we have seen several media reports discussing this topic. My clients and friends often toss this topic of conversation towards me to see what my thoughts are...well here they are :)
Ultimately yes, I do see (specifically Calgary) our home prices as over valued. Why? For a few reasons - most importantly, new home buyers...

AAAK....Why is my home STILL on the market???
Interesting fact about our current real estate market here in Calgary. Being a Realtor, obviously I watch what is going on very closely.
60% of home sales for the month of March were under $450,000 so ignore the ‘average’ selling price of $474,000!!! Just over 40% of the homes sold in March were under $400,000 - they key price mark.
For all the homes I have currently listed for sale, the only properties...

What can be done to help sell my home in a slow real estate market?
Trying times for home seller's in the current Calgary housing market.
Over the past 3 days I have been scouting entry level townhouse condos. In total, I looked at 11 units and 10 were vacant. Of the ten vacant properties, each had been on the market over a month. How frustrating for the seller. They are stuck in a flooded market.
Having your home sit vacant for any length of time can be discouraging...

A Sour 4th Quarter Outlook for Calgary Real Estate Home Seller's
Yes, as usual I have long spreads between posts. Finally, I have come to the conclusion that I am just a busy guy and writing is a difficult task for me to complete.

Calgary Real Estate - First quarter of 2007
The first quarter of 2007 has ended with a predicted "average" market.
Thankfully, a large number of new mls listings has kept prices in check (somewhat). I say somewhat because some pockets of your market did see some significant jumps - mainly in the $300 to $400K range.
March did bring a record number of MLS sales ever - this was kept in check with a record breaking number of MLS listings! Good thing...
