Over the past 14 months I have made several comments in my blogs about the infamous list to sell ratios being low. Too low.
The list to sell ratio is a very important figure to watch as it give us an insight to our upcoming markets over the next couple months. A healthy market should be sitting upwards to 60 to 70% historically speaking.

This is a very difficult answer to provide with accuracy. I do see signs of our market stabilizing - I also see signs of this trend continuing.
The reason I write to this topic is because of an article in the most recent issue of the Calgary Real Estate News (issue 43 Oct 24, 2008 Pg. A2). The title is "MLS listings down a cross... You tell me...Once Merrel Lynch announced that Western Canada's home prices were over valued we have seen several media reports discussing this topic. My clients and friends often toss this topic of conversation towards me to see what my thoughts are...well here they are :)

Interesting fact about our current real estate market here in Calgary. Being a Realtor, obviously I watch what is going on very closely. 60% of home sales for the month of March were under $450,000 so ignore the ‘average’ selling price of $474,000!!! The first quarter of 2007 has ended with a predicted "average" market. Thankfully, a large number of new mls listings has kept prices in check (somewhat). I say somewhat because some pockets of your market did see some significant jumps - mainly in the $300 to $400K range. March did bring a record number of MLS sales ever - this was kept in check with a record breaking number of MLS listings! Good thing... |
